The Central Ala Moana is a high-rise residential building in the Ala Moana district of Honolulu, Hawaii. Built between 2019 and 2021, the tower stands at 435 ft (133 m) tall with 43 floors and is the current tallest building in Hawaii, among the state's over 90 high-rise buildings.
History
The building is located in the Ala Moana district of Honolulu, in the proximity of the Ala Moana Beach Park. Due to its location, the building's neighbourhood neighborhood directly benefits from state requirements with HHFDC and HCDA, where the developers need to negotiate with the state on how many affordable units they would provide out of their projects. It has been a standard established to a 60/40 ratio, from Affordable to Market units. It was this case for Kapiolani Residences and will also be the case for the Central Ala Moana project development.
The Central Ala Moana was created through a state affordable-housing initiative that granted the tower's builder density and height incentives along with approximately $13 million in fee exemptions in exchange for ensuring that 60% of the 512 units remain affordable for moderate-income families. The tower was inaugurated in 2021.
